Studies have shown that ZIllow Zestimates are not as reliable as people think. According to this most recent study, their estimates are off by as much as 42% in some areas. While everyone likes a good bargain, the basis for making such decisions should be based on fact, which include recent homes sales, comparables and improvements that add value to a home. While the real estate market is a numbers game, it is also based on the condition of the home and other factors that Zillow does not include in its calculations.
